Seacon launches Ngamwongwan Center to meet the needs of urban families 

while adjusting its strategy to penetrate the online market in response to the New Normal

 

Seacon Co., Ltd., the first house construction company in Thailand with over 60 years of experience, has launched a new sales office, Seacon Ngamwongwan Center, featuring the company's second model home developed from the Metro 276 design. This initiative aims to cater to the diverse lifestyles of urban families and meet the growing purchasing power of suburban customers. The company is also implementing a new strategy to expand its online market presence to adapt to the New Normal, emphasizing professionalism in the house construction market through various marketing activities to drive growth and boost sales in the latter half of 2020.

Mr. Manu Trakulwatanakit, Managing Director of Seacon Co., Ltd., stated, "This year, we anticipate that the house construction market will remain stable or grow slightly due to the economic downturn caused by the COVID-19 crisis earlier this year. Seacon is adapting to modern trends and addressing the needs of new customer segments through online and social media channels. We are continuously developing new house designs that align with the changing lifestyles of consumers influenced by social and environmental conditions. Currently, we offer over 200 house designs with construction costs starting from 2 to 35 million baht. We strive to design and categorize our house models to meet the diverse needs of our target audience. Following the announcement of lockdown easing measures, Seacon will continue to organize various marketing promotional activities, starting with roadshows in shopping malls, while adapting the event formats to align with the New Normal by implementing one-way entry and exit for booths, ensuring at least 1 meter of distance between tables, providing Table Shields, and measuring customers' body temperatures before entering the booth area. We will also facilitate hand sanitizer stations and require all sales staff to wear face masks and Face Shields at all times within the booth area. Additionally, all five house construction centers will follow similar protocols, including hourly cleaning of contact points and regular disinfection to ensure that all customers can feel confident in cleanliness, safety, and comfort as if they were at home."

Regarding Seacon's performance, it has grown according to the set criteria. The recent lockdown resulted in the cancellation of planned roadshows and booth activities, prompting a shift in marketing strategy to increase advertising through online media and social media channels, with a budget increase of three times. This has received positive feedback from potential home builders, allowing online sales in the first two quarters of 2020 to surpass the total online sales of 2019. Approximately 46% of customers contacted through the website www.seacon.co.th, followed by 38% through the Facebook fan page, and about 16% through Line@. Most online customers who completed sales were looking to build homes priced over 5 to 10 million baht, accounting for 48.27%. The next group was those building homes priced over 3 to 5 million baht, making up 24.15%. Homes priced over 10 million baht and those under 3 million baht had equal representation at 13.79%. In terms of total sales from both offline and online channels in the first half of 2020, online customers accounted for the highest growth at approximately 39.78%, followed by sales from the sales office signs and model homes at about 19.82%, and booth and roadshow activities at approximately 16.94%.

Mr. Supachai Rujichai, Manager of Ngamwongwan Center, Seacon Co., Ltd., stated, "We are the first and only house construction company that provides model homes for customers to view before making a decision. This allows customers to experience the actual materials, see real home decoration styles, and positively influence their purchasing decisions. Analyzing the number of customers from the sales office signs and the first model home at the Srinakarin Center, we found that about 20% of customers came through this channel, which is an interesting avenue that creates a direct experience for those looking to build a home. The Ngamwongwan Center is our second center featuring model homes, and we see Ngamwongwan as a high-potential location in northern Bangkok due to its bustling community, proximity to old neighborhoods, shopping malls, and convenient transportation connections. It is a major thoroughfare with heavy traffic, making it suitable for establishing a new sales office. We also maintain quality in service, advice, and consultation from the planning stage until the house is completed, including guaranteeing the quality of the structure and clearly defining the construction timeline."

The model home at Seacon Ngamwongwan Center is developed based on the functional design of the Metro 276 model, built on a 97.7 square wah plot with a construction area of 320 square meters. It features a three-story house with three bedrooms, five bathrooms, and two living rooms, decorated in a modern style that combines contemporary design with a warm feel. The living room area emphasizes high ceilings to enhance the spaciousness of the house, while the family room provides a cozy atmosphere with well-defined room divisions. The kitchen area is designed according to urban living styles, focusing on functionality. The central area on the second floor emphasizes openness, reducing wall sections, and increasing windows and balconies to allow natural light during the day, helping to save energy. Additionally, there is a long balcony to catch the outside breeze, and the layout of each bedroom is clearly defined to suit actual usage and align with the lifestyles of modern urban families.

Seacon has a total of five house construction centers to facilitate customer travel in various areas of Bangkok, including the Si Phraya Center (head office), Srinakarin Center, Ngamwongwan Center, Bangkae Center, and Ram Inthra Center. They are open Monday to Friday from 08:30 AM to 05:30 PM, and on Saturdays from 09:00 AM to 05:00 PM. For customers who prefer to visit on Sundays, the Srinakarin Center is open for special service from 09:00 AM to 05:00 PM.
